Nicholas I. Bass

Nick Bass has a practice that focuses on the representation of financial institutions and real estate developers. He counsels clients on commercial real estate (CRE) lending transactions such as acquisition, construction, and refinance loans for commercial office space and multifamily housing, Low Income Housing Tax Credit (LIHTC) finance, as well as commercial real estate development, C&I lending, and structured finance transactions. Nick has experience drafting and negotiating complex financial documents, as well as purchase agreements, leasing agreements, easements, and other general real estate contracts. He devotes his energy to ensuring transactions close efficiently while minimizing risk to his clients.
Before law school, Nick worked as a management consultant with Deloitte Consulting’s Strategy and Operations Service Line in Virginia, and served as an Officer in the United States Air Force.

$225 million revolving loan transaction
Represented the lead lender in a $225 million revolving loan transaction to enable the sponsor to leverage ownership in publically traded securities and support additional acquisitions and investments for the sponsor.

College/health system collaboration
Structured an arrangement between a large health system and a university for the health system to provide various health care and ancillary services to the college’s student and employee populations. Advised on real estate, corporate, health care and education law issues.

$6.5 million construction and $1 million AHP LIHTC project
Represented a lender in connection with a low-income housing tax credit construction
for an affordable housing project in Cincinnati, Ohio. -
Rural development 538 LIHTC project
Represented a lender in connection with financing a low-income housing tax credit project in Michigan.

$38 million LIHTC project
Represented a lender in regard to financing a $38 million low-income housing tax credit project in Washington D.C.

Tax credit transactions across multiple jurisdictions
Represented a lender in connection with new market tax credit transactions across multiple jurisdictions, including Georgia, Ohio and Nebraska.

$31 million construction finance for multinational hotel franchise
Represented a lender in connection with a $31 million construction financing for the development of a multinational hotel franchise, which included the incorporation of PACE assessment in the capital structure.

$7 million supermarket development refinancing
Represented a lender in the $7 million refinance of debt on existing supermarket development.

Consolidation of multiple lines of credit
Represented a lender in an asset-backed revolving warehouse loan, refinancing and consolidating multiple lines of credit and term loans into a more manageable portfolio.

Multinational corporation sale of properties
Represented a multinational corporation in the sale of multiple commercial real estate properties.
